Known as "flipping," this strategy includes finding, buying, renovating, and rapidly reselling a property to reap a healthy profit. The first two chapters address the major elements of flipping and present the mechanics of real-estate transactions, and chapters 3 through 5 consider identifying and purchasing bargain real estate. In the remainder of the book, the authors review such issues as renovation, financing, sales strategies, and legal and tax issues. In the appendix, they offer advertising tips, sample forms, and state-by-state foreclosure guides. Although this book is a helpful roadmap and possibly intended as a textbook for Bronchick's real-estate workshops, someone considering such business activities would be well advised to research several sources to thoroughly understand the risks and responsibilities.
